drying the slab, walls and cabinets after a leak

Wet or warm floor with no source? Call (918) 972-3163
A slab leak is a water line leaking under or inside your concrete foundation. It can run for a long time before you see it, soaking flooring, wall bottoms and cabinets from below. We handle slab leak water damage in Owasso: we find where the water spread, remove what can't be saved and dry the slab and walls.
The most common signs are a warm or wet spot on the floor, the sound of running water when nothing is on, and a water bill that jumps for no reason. Because the leak is under the floor, the first signs are often small and easy to miss.

A warm spot on tile or vinyl, which points to a hot water line
Damp or wet carpet with no visible source
Water coming up through grout or between vinyl planks
Sound of running water with every faucet and appliance off
A water bill higher than usual with no change in use
Cracks in tile or flooring that lifts or buckles
A musty smell near the floor or baseboards
Low water pressure throughout the house
Turn off every faucet, appliance, the ice maker and the irrigation system.
Find your water meter, usually in a box near the street.
Look at the dial and the small leak indicator.
Wait without using any water, then check again.
If the dial or indicator moved, water is leaking somewhere. Call a plumber or leak detection company to find it.
Most Owasso homes are built on a concrete slab, with water lines running under or through it. Over time those lines can fail.
Soil movement: Oklahoma clay soils swell when wet and shrink when dry, which can shift the slab and stress the pipes in it.
Pipe wear: pipes rub against concrete or gravel as they expand and contract.
Corrosion: older metal pipes can corrode from the outside in.
Water pressure: high pressure puts extra stress on joints.
Construction issues: a kinked or damaged pipe during building can fail years later.
A plumber or leak detection company finds the leak and repairs it. Depending on where it is, they may repair the spot through the slab, reroute the line through the walls or attic, or repipe the house. We handle the water damage: removing wet flooring where needed, drying the slab and walls, and restoring the area.
Map the moisture across floors, wall bottoms and cabinets with meters and thermal imaging.
Remove flooring where water is trapped on the slab, such as carpet pad, laminate or vinyl plank.
Coordinate with your plumber so the slab is open only once if possible.
Dry the slab and walls with dehumidifiers and air movers, checking readings until dry.
Restore flooring, baseboards and drywall.

Many policies cover the water damage a slab leak causes, and some cover the cost of breaking and repairing the slab to reach the pipe. The pipe repair itself is often not covered. Damage from a leak that went on for a long time may be treated differently. Check your policy and call your agent early. Read more: Water damage insurance claims in Owasso
A slab leak should be dealt with quickly. Water under the floor keeps soaking flooring, wall bottoms and cabinets, and can lead to mold. If water is visibly coming up through the floor, shut off the main water and call a plumber and us right away.
A warm spot on the floor usually means the hot water line is leaking. You can also turn off the water heater's supply valve and check the water meter again: if the meter stops moving, the leak is likely on the hot side. Your plumber will confirm it.
Usually not. Only flooring where water is trapped on the slab typically comes up, so the slab underneath can dry. Moisture mapping shows exactly where the water spread, so as little flooring as possible is removed.
A long-running leak can soften the soil under a slab and make movement worse, especially in clay soil. Finding and fixing slab leaks early reduces that risk. If you see new cracks in walls or floors, mention them to your plumber.
Leak detection uses tools like acoustic listening devices, thermal imaging and pressure tests to pinpoint the leak without breaking up the floor. Once it's located, the plumber decides on the best repair.
Yes. Water trapped under flooring and in the bottom of walls stays out of sight and doesn't dry on its own, which gives mold time to grow. Drying the slab and walls after the repair is what prevents it.
A slab leak keeps soaking your floors and walls until it's found and dried. Call us and we'll measure where the water went.
